Design Build

Design-Build is a streamlined project delivery system in which both the design and construction services are provided through a single contract between the project owner and the design-build team. By bringing the designers and contractors together to work as a single—integrated team, design-build transforms the dynamic between them. The design-build team is a unified multi-disciplinary team that collaborates from initial conceptual design through final project completion. Design-build delivery allows our team to build faster, more economically and with a higher level of quality—creating a successful project for all stakeholders.

A collaborative project management team which is involved from concept design through final construction documents (CDs) sets the stage for work to be completed faster with fewer problems. As the design progresses so does the scheduling and planning. Design-build projects can be fast tracked so that the design is broken up into submittals packages that will allow the work to begin prior to 100% CD approval. Absher has successfully implemented a fast tracked approach on hundreds of millions of dollars’ worth of design-build projects.

An integrated team is geared toward efficiency and innovation. Absher design-build teams utilize the budget to determine the best value and align the project budget and design. This approach eliminates costly change orders that impact both budget and schedule after design is completed. With Absher’s open-book policy, our clients knows exactly what is being spent and what the added benefit will be to project.

On the FY04 Whole Barracks Renewal project at Joint Base Lewis-McChord, Absher’s design-build team saved our client $500,000 through construction.

On the 41st Division Drive project, final construction costs only increased 0.18% through construction, on a $45,000,000 project.

An Absher design-build team meets performance needs, not minimum design requirements, often developing innovations to deliver a better project than initially imagined. When key project team members are involved in providing constructability reviews throughout the design milestones it minimizes construction related problems and RFIs during the construction phase.
